1099 MORTGAGE VS. BANK STATEMENT VS. TRADITIONAL QUALIFICATION
Not Every Self-Employed Borrower Follows the Same Path.
How a 1099 Mortgage Loan Can Work
Self-employed mortgage options generally follow one of three routes. Some mortgage programs can evaluate qualifying 1099 income using documentation methods designed for independent workers. The exact method varies by lender and program. A lender may review 1099 history along with bank statements, business records, assets, credit, reserves and other information to decide whether the income is stable and usable for qualification.
A 1099 mortgage loan is not automatically the best option simply because you receive Form 1099 income. Conventional or other financing may still fit. We compare the available paths before deciding which documentation method deserves a closer look.
Traditional qualification
Conventional, FHA or VA financing may still be the best path when your tax returns and standard income documentation support the loan. It is often the simplest route.
1099 mortgage programs
Designed for borrowers who receive 1099 income and need documentation that fits how they work. A 1099 approach may use eligible 1099 income as a central part of the review. Availability and terms depend on the lender.
Bank statement and other Non-QM
Bank statement programs may evaluate qualifying deposits or business cash flow rather than relying only on taxable income. Other Non-QM and alternative-documentation solutions may fit when standard guidelines do not.
These paths can overlap, especially within the broader Non-QM market. The strongest choice is the one that produces a sustainable loan structure while accurately documenting your ability to repay.

How Will a Lender Look at Your 1099 Income?
Two borrowers with the same gross income can have very different qualifying income. A lender may look at your income in different ways depending on the loan program.

What 1099 Mortgage Lenders May Review
Documentation varies by lender, but a 1099 mortgage review may include recent 1099 forms, bank statements, business records, profit-and-loss information, asset statements, identification, housing history and other records used to establish stable income and the ability to repay.
There is no single credit score, documentation period, debt-to-income limit or income calculation that applies to every 1099 mortgage lender. We review the borrower and property first, then compare programs whose guidelines fit the scenario.

COMMON QUESTIONS
Your 1099 Mortgage Questions, Answered.
Straightforward answers to what self-employed borrowers ask most. Guidelines vary by lender and program, so these are general answers, not a commitment to lend.
Can I get a mortgage using 1099 income?
Potentially. Some lenders offer programs that can use qualifying 1099 income for eligible borrowers. Approval depends on the program, income history, credit, assets, property and the full underwriting review.
How is 1099 income calculated for a mortgage?
It depends on the program. A lender may average your income over a period of time, review the trend and stability of that income, and consider documentation such as 1099s, tax returns, business records or bank statements. Each program defines what counts.
Do I need tax returns for a 1099 mortgage?
It depends on the program. Some alternative-documentation programs may not use tax returns as the primary income method, while other programs may still request them or additional business records.
How much 1099 history do I need?
There is no universal period that applies to every lender or program. The required history depends on the specific product, the stability of the income and other parts of the borrower profile.
Can I qualify with one year of 1099 income?
Some programs may consider a shorter history in certain situations, for example when you worked in the same field before going out on your own. Others require longer. We review your work history first, then look at programs whose guidelines fit.
Is a 1099 mortgage a Non-QM loan?
Many 1099-focused programs fall within the broader Non-QM market, but loan structures and underwriting guidelines vary. We compare the specific program rather than relying only on the label.
Is a bank statement loan better for self-employed borrowers?
Not always. Bank statement programs can help when tax returns understate your cash flow, but they may carry different pricing and requirements than traditional loans. We compare both before recommending a path.
What if my 1099 income changes from year to year?
Variable income is common for independent professionals. A lender may review the consistency, trend, documentation and likelihood of continuation of the income along with other qualifying factors.
Which lenders offer 1099 mortgages for independent contractors?
Lender availability changes, and programs differ on eligibility. As a mortgage broker, we compare several lenders and programs for your scenario instead of sending you to a single one.
